Video Blog: What Separates The Nicoli Group From Our Competitors
Today I'd like to explain what I believe separates The Nicoli Group from the competition in this area, when it comes to maximizing the return on your home sale in the quickest possible timeframe.
There are over 10,000 active licensed real estate agents in this area. Believe it or not, the average agent only sells about two homes per year - that's only two more than you sell and you're not even in the business!
This can get scary, confusing and frustrating for you, as there are literally thousands of agents acting as if they are in real estate full-time, when in fact they aren't.
Over a 10 year career, the average realtor will have sold about 20 homes. Contrast that with my performance since I started my business in 1994. I've sold over 1200 homes. That means I've negotiated 1200 contracts to get the seller the most money in the deal and have been through 1200 escrows and all the other crazy stuff that happens in a home sale.
You absolutely cannot replace experience. No books can give you practical, real world experience. This can be especially crucial in negotiating - the key aspect of the deal. It can be the difference between making and losing tens of thousands, even hundreds of thousands, of dollars.
In addition to all the important basic things that most other agents do, like listing the property on the multiple listing service (MLS) and the internet etc., we carry out active marketing activities. The Nicoli Group has a sales team that talks to between 150 and 200 people every single day who are prospective buyers for our listings.
While most agents are sitting back watching their computer waiting for someone to buy the property, we are out there every day trying to find buyers for our listings. This is because we know that the more buyers we are able to bring, the more money you'll get, the faster your home will sell and it's also much more likely that your home sale will set the record price for your neighborhood.
I personally track our annual results against the MLS averages. The very good news is that we averaged a 6% higher sales price than the local MLS average during 2015, meaning our clients, taken as a whole, put 6% more in their pocket than if they'd listed with the average agent. We also sold homes in half the normal time.
