There really is no news in the fact that most real estate market sectors in our area are still seeing very low inventory of available homes for sale.

However, that doesn't mean that right now isn't a great time to remind on the fence sellers just what a tremendous opportunity this presents for them.

As frightening as it may seem, we're nearing the end of the first quarter of 2017 and it's now officially spring. That traditionally means that more and more buyers will be in the market for a new home in the coming weeks.

Before I go any further, I should emphasize that, despite it being good news for sellers, a shortage of available homes can be counterproductive and somewhat off-putting if buyers become frustrated at not finding the property that precisely meets their specification.

Although we've seen a tremendously lively market here in recent times, I don't think there's much argument that we'd be in an even more enviable position if there had been more choice. There's no question that some buyers can become disillusioned to the point of deciding to delay their house move.

The market is therefore wonderfully set up for you and I wouldn't be surprised if this year starts to see a wider recognition of the possibilities for finally selling up and moving on to another place, be it larger or smaller.

There's an awful lot less negative equity around these days and a good deal of confidence in the prospects for the economy, so it's reasonable to think that more and more of those homeowners who've been playing a waiting game will finally begin to see the incredible potential.

And, right now, those sellers who do decide to list are enjoying a lot less competition than they might have expected, with the result that their asking prices not only hold, but often go well beyond that level, as multiple offers are very likely in the current climate, especially as buyer sentiment remains so strong.
